Design/Build vs. Design/Bid/Build
There are multiple delivery methods in construction. The ones we’ll mostly concern ourselves with today are the most popular methods—design/bid/build and design/build.
Most construction firms coordinate their projects through these delivery methods for a variety of factors, such as company history, money, risk and time constraints. While Design/bid/build was the popular and traditional delivery method for decades, the general contracting industry is seeing a change in company operations preferring and following design/build.
Design/bid/build, otherwise known as DBB, is where the owner or agency contacts an architecture firm in Las Vegas to create the initial project design. When the design is complete, the project owner then offers the design to general contracting firms at a fixed price. If the company accepts, then they construct the project
Under this delivery method, the owner creates two separate contracts between the architect and contracting firm. This also means the architecture firm and contracting firm are not contractually obligated to one another. The owner also accepts the risk and issues involving incomplete or design deficiencies.
Other issues that can arise with this method include possible disputes between the designer or construction team, such as going over budget, competing interests or underestimation of material. All of these issues and more can potentially slow or stop the project’s completion.
One of the growing delivery methods, design/build, also know as D/B, is where both the architect and construction company work as one company. This leaves out competing interests and streamlines the procurement of the design, materials and project completion. In other words, it saves time and money.
This method also allows architect and general contractor to collaborate, instead of being impartial or rivals. This, in turn, generates a positive collective approach to the project, which benefits the client.
